A preventive maintenance checklist for busy property owners
Preventive maintenance is less about fixing everything at once and more about noticing changes early. A short, repeatable inspection can help owners and property managers prioritise the right work.
Check water and weather exposure
Look for new staining, swollen cabinetry, slow drains, dripping taps, damaged sealant and moisture around wet areas. Outdoors, check gutters from a safe position, downpipe discharge, pooling water and deterioration around external doors and windows.
Do not open electrical, gas or plumbing systems yourself. Record the symptom and engage an appropriately licensed tradesperson where required.
Review access and safety
Check that paths, steps, gates and handrails are stable and clear. Test smoke alarms only in accordance with applicable requirements and manufacturer instructions, and ensure switchboards, meters and service points remain accessible.
Loose fixtures, cracked surfaces and vegetation near walkways should be assessed before they worsen or create a trip or access concern.
Keep a simple record
Date photographs and note what changed since the previous inspection. Group work into urgent safety issues, licensed-trade repairs, routine maintenance and presentation improvements. Clear records make approvals and follow-up easier.
