Lawn care between tenancies: a simple property-manager guide

Outdoor presentation shapes the first impression of a rental property. Between tenancies, the objective is usually a safe, tidy and maintainable result—not an expensive garden redesign.

Assess before mowing

Walk the site first and identify debris, pet waste, irrigation components, hidden objects and uneven ground. Check access width and whether green waste can be removed without moving through freshly cleaned interiors.

Overgrown grass may need more than one pass. Cutting too aggressively can scalp the lawn, expose soil and make the result look worse several days later.

Prioritise the visible basics

A consistent mow, defined edges, cleared paths and removal of loose clippings create the largest improvement. Trim vegetation that blocks entries, windows, paths or utility access, while avoiding major pruning without owner approval.

Photograph broken edging, damaged irrigation, significant weeds or dead areas so the property manager can distinguish maintenance from a repair or landscaping decision.

Leave a manageable baseline

Where practical, remove accumulated green waste and explain any ongoing watering or mowing needs. A simple baseline makes routine care easier for the incoming occupant and provides clearer evidence of the starting condition.
